If I pay off the property early is there a penalty?
You may payoff the property at anytime without a Prepayment Penalty.
Can I make a higher monthly payment than is shown and will this benefit me?
Yes you can make a higher monthly payment. The extra amount paid each month will go directly to reducing the principal unpaid balance. This will save you money by reducing the amount of interest paid over the life of the loan.
Will I save money by paying off the property early?
Yes. The amount of interest charged is based on the unpaid loan amount. The sooner the property is paid off the less interest you are charged.
Is the interest on the loan compounded?
No, we charge what is called "simple interest" This means the interest is only charged on the remaining unpaid principal balance of the loan.
If the property is not "on the grid" does this mean we do not have any governmental agencies to deal if we decide to build on the property?
No. Just because the property is "off the grid" does not mean you are exempt from government regulations. You must still comply with all governmental regulations when building.
Once I purchase the property must I build on the property within a specific time?
No. There is No Requirement that you build on the property.
Are there Conditions, Covenants & Restriction's on the properties being offered for sale?
In most cases: No there are no C,C & R's recorded against the properties. However, we do have two projects that have C,C & R's. (Aspen Highland's Ranch and Pedro Mountain Ranches) You will received a copy of the C,C & R's along with a disclosure that there is an Association.
